Home Loan Process

Step 1: Get Pre-Approved!

Start by completing our secure online application. Your application will be reviewed within 24 hours, and your credit will be checked at this time.

Step 2: Submit Income & Asset Documents

You’ll upload the following:

    •    Most recent pay stub or 2 years of tax returns (if self-employed)

    •    2 years of W-2s

    •    2 months of bank statements

Step 3: Pre-Approval Issued

Once your credit and income are reviewed, a pre-approval letter is issued.

🎉 You’re now free to start shopping for homes!

Step 4: Home Under Contract

After you find a home and go under contract, we’ll send you loan disclosures showing:

    •    Estimated monthly payment

    •    Estimated cash needed to close

Step 5: Underwriting & Appraisal

Your file is submitted to underwriting for final approval.

During this time:

    •    You may choose to complete a home inspection

    •    Once the option period ends, we’ll order the appraisal

📌 The appraisal is paid out of pocket by the borrower and typically takes about 7 days to complete.

Step 6: Final Approval (Clear to Close)

By the time the appraisal is complete, underwriting should have all required items, and your loan will be moving toward closing.

Step 7: Closing Disclosure

Once your loan is cleared to close, you’ll receive a final Closing Disclosure with exact figures needed for closing.

Step 8: Closing Day 🎉

At the title company, you’ll need:

    •    A valid driver’s license

    •    A cashier’s check payable to the title company for the final amount

⏱ Closing typically takes 30–45 minutes, and then… you get the keys! 🏡🔑
